When speed matters, getting it right first time matters more.
We don’t just find you a fast lender — we package your application so it’s approved the first time it’s submitted, because a declined application costs you the days a bridge can’t afford to lose.
Bridging for every kind of urgency
Every bridge has a different reason behind it — the structure needs to match the situation, not just the deadline.
Move when the opportunity does
Auction completions, broken chains, or a purchase you can’t afford to lose while a remortgage or sale works its way through — we structure bridging to close the gap without you missing out.
- 28-day auction completions
- Chain-break finance while a sale completes
- Below-market-value purchases needing to move fast
- Uninhabitable or unmortgageable properties standard lenders won’t touch
Fund the work, not just the purchase
Light or heavy refurbishment bridging, structured around your actual works schedule and exit — whether that’s a remortgage onto a term product or a sale.
- Light refurbishment (cosmetic, no planning required)
- Heavy refurbishment, including structural and planning-led works
- Staged drawdowns matched to your build programme
- Exit planning built in from day one, not an afterthought
Approved first time — here’s how
Most bridging delays don’t come from slow lenders — they come from applications that go back and forth because they weren’t packaged properly the first time. We remove that risk before it starts.
We underwrite before the lender does
With an accountant’s background, we stress-test your numbers, your exit, and your security before a single application goes anywhere — so what the lender sees is already the answer they’re looking for.
The right lender, not just any lender
Our specialist lender relationships mean we know which lenders say yes to your exact scenario — property type, exit strategy, credit profile — rather than submitting speculatively and hoping.
Every document ready before you need it
We prepare your application pack in full before submission — exit evidence, refurbishment costings — so there’s nothing left for a lender to query and no time lost mid-process.
100% Purchase Price Bridging Loan for a Below-Market-Value Portfolio

The Challenge
Our client had negotiated a genuine below-market-value (BMV) portfolio purchase, with a purchase price sitting well under the open market value of the properties. Speed mattered — BMV opportunities of this kind rarely stay on the table long, and the seller wanted a straightforward, certain completion. The client’s priority was to fund the purchase without tying up their own capital, while the deal’s tight timescale ruled out standard mainstream mortgage timelines.
Most bridging lenders base their loan against a percentage of open market value alone, which would have left a funding gap for a purchase already priced well below that valuation.
The Approach
Because the negotiated purchase price sat comfortably below the portfolio’s open market value, we identified a bridging lender willing to fund 100% of the purchase price, on the basis that this did not exceed 75% of open market value. This meant the client could complete the BMV purchase without injecting additional deposit capital, while the lender remained within their standard LTV risk appetite on valuation.
